Emergency Sump Pump Repair in Kent & South King County

Sump pumps rarely fail on a dry afternoon. They fail on the third day of an atmospheric river, when the ground is saturated and the pump has been cycling for hours. Call us right away if you notice any of these:

  • The pump hums but doesn’t move water, or doesn’t start at all
  • The pump runs nonstop, even after the pit is empty
  • The float is stuck, tangled or sitting at an angle
  • The discharge line is clogged, crushed or frozen where it leaves the house
  • Your high-water alarm is going off, or there’s standing water in the crawl space or basement

When our plumber arrives, the first job is to get water moving, with a temporary pump if needed, so the damage stops spreading. Then we find the real cause: a failed float switch, a burned-out motor, a stuck check valve, debris in the pit or a discharge line that can’t keep up. Our trucks carry common pumps, switches and valves, so most repairs are finished on the first visit. We’re open for 24/7 emergency plumbing and can typically have a plumber at your door within an hour or two.

Sump Pump Replacement: When Repair Isn’t Worth It

Most sump pumps last roughly 7 to 10 years, depending on how hard they work each winter and whether they were sized correctly. We’ll tell you plainly when a repair makes sense and when you would be paying to patch a pump near the end of its life. Replacement is usually the better call when:

  • The pump is more than seven years old and has failed before
  • The motor overheats or trips the breaker
  • The pump can’t keep up in heavy rain, which often means it was undersized from the start
  • The pit is cracked, too small or full of silt

When we replace a pump, we size it to the water your home actually sees, not just to whatever was there before. We also replace the check valve and inspect the discharge line, because a worn valve or a sagging line can shorten the life of a brand-new pump.

Crawl Space Sump Pumps for Puget Sound Homes

Most homes around Kent, Renton and Auburn sit over crawl spaces rather than full basements, and that changes how a sump system should be built. Crawl spaces collect groundwater and runoff from November through February, and their pits are often shallow and hard to reach.

For a crawl space, we look at where the water comes in, whether a perimeter drain feeds the pit and how much room there is to service the pump later. We usually pair the pump with a sealed lid to keep moisture and odors down, and an alarm you can hear from inside the house.

If your crawl space has already flooded, we also provide crawl space dewatering to pump out the standing water and get your sump system working again.

Battery Backup Sump Pumps for Winter Power Outages

Puget Sound windstorms tend to arrive with the heaviest rain, and they knock out power exactly when your sump pump is needed most. A battery backup sits beside your main pump and takes over automatically. A typical setup includes:

  • Automatic switchover when the power drops or the main pump fails
  • A high-water alarm so you know when the backup is running
  • A battery sized to how often your pump cycles during a storm

A backup can’t run forever, but it can carry your home through a typical outage. We’ll explain how long yours should last and when the battery needs replacing. We install Liberty and Zoeller sump pumps, including battery backup systems.

New Sump Pump Installation in Auburn, Renton & Federal Way

A new sump system is more than a pump dropped in a hole. A proper installation includes:

  • A pump sized to the water your property actually collects
  • A basin set at the right depth, with a lid
  • A check valve so water doesn’t flow back into the pit after each cycle
  • A discharge line routed away from the foundation to an approved location
  • A dedicated outlet, plus an optional battery backup and alarm

Most local codes don’t allow sump water to go into the sanitary sewer, so we route discharge to a storm connection, dry well or splash area that meets your city’s rules. Before we leave, we fill the pit and run the system through several cycles to prove it works. We also install and service sump pumps and sewage ejector pumps for commercial buildings across South King County.

What Sump Pump Service Costs

Every home is different, so we give you a firm price before any work starts. The biggest factors are:

  • Repair versus full replacement
  • The type and size of the pump
  • Whether a new pit, check valve or discharge line is needed
  • Adding a battery backup or alarm
  • Access, especially in tight crawl spaces

Ryan and the other tech I forgot his name were very professional and diligent upon arriving to my parents home. Immediately when they came they said they could hear running water and went to look for the source. Once they found it they were able to provide a quote and complete the repairs. We’re appreciative how fast they were able to come out and also for doing the repairs the same day. Thank you!

Ryan executed a difficult repair, replacing a 30-year old shut off valve for our toilet. The supply pipe was ancient galvanized steel in a hard-to-reach location. He managed to remove the old valve without breaking the brittle steel pipe. Then he installed the new valve on limited threading without a leak. That probably saved us $1000. I was extremely pleased.

Sump Pump Questions from Kent-Area Homeowners

How long does a sump pump last?

Most sump pumps last roughly 7 to 10 years. Pumps that cycle constantly through a long Puget Sound winter can wear out sooner. If yours is past seven years old, have it checked before the rainy season starts rather than in the middle of a storm.

Swapping a pump for an identical model is a job some homeowners handle. A new system is different: it means setting a basin at the right depth, sizing the pump, installing a check valve and routing the discharge somewhere your city allows. Mistakes in any of those tend to show up during the first big storm. We install the whole system and test it before we leave.

Away from your foundation, to a spot your city allows, such as a storm drain connection, a dry well or a splash area. Most local codes don’t allow sump water to go into the sanitary sewer. We’ll confirm the right option for your property before we install anything.

For most homes that depend on a sump pump, yes. Our worst storms often bring heavy rain and power outages together, and a backup keeps water moving while the power is out. It costs far less than drying out a flooded crawl space.

Yes. Our plumbers are on call around the clock, including nights, weekends and holidays. Call (206) 579-1757 and we’ll get someone on the way.
